    Delivering SHEETH’s first development for Liuzzi in Hervey Bay required managing a complex change of use across multiple tenancies. The project involved strategic subdivision, major compliance requirements, safety upgrades, and external façade works, all while enhancing the centre’s appeal for future high-end retail tenants.

    Delivering a 32-room student accommodation in the heart of Newtown required careful planning to navigate narrow streets and a compact urban site. The project needed to combine functional living spaces with high-quality materials, accessibility features, and thoughtful architectural detailing across two three-storey buildings.

    SHEETH executed a design and construction approach that integrated precast elements for efficiency and precision, while incorporating premium finishes like Spanish terracotta and basalt cladding. Interiors were meticulously designed with individual studios featuring terrazzo benchtops and bespoke joinery, and the inclusion of two passenger lifts and a service lift enhanced convenience and accessibility.

    Transforming a 2,200m² former Aldi supermarket into a modern gym and architecturally designed childcare centre required extensive structural modifications, compliance navigation, and a complete redesign of services and infrastructure. As a design and construct contract, SHEETH was responsible for all design elements, childcare compliance requirements, the Development Application, and the technical challenges of reshaping the existing structure for its new purpose.

    SHEETH delivered a comprehensive redevelopment that included stripping the site back to bare structure, upgrading all essential services, and executing significant structural changes to support the new childcare facility. The project also involved a full car park redevelopment and detailed hard and soft landscaping, including achieving a unified level across an area previously used as a loading dock. The result is a fully reimagined multi-purpose development that meets regulatory standards and delivers modern, high-quality spaces.

    Delivering a specialised baseball amenity building required precision construction, seamless integration of complex services, and durable design solutions capable of supporting both high traffic and outdoor sporting conditions. The project demanded robust infrastructure, weather protection, and carefully planned spectator facilities, while maintaining efficiency across excavation, structural works, and services coordination.

    SHEETH delivered a complete single-storey masonry facility with a steel roof system, integrated louvers for ventilation, and a fully executed internal fit-out. Tiered seating and bleachers were installed to elevate the spectator experience, while a concrete perimeter with an overhanging roof provided essential protection from the elements. Our team executed detailed excavation for the raft slab and footings, coordinated all major services, and managed the precise installation and commissioning of plant room systems, ensuring the asset is functional, resilient, and built to endure.

    The transformation of 281 Clarence St required converting a former police station into a vibrant mixed-use destination while preserving its significant heritage character. The site needed to accommodate galleries, premium tenancies, and a rooftop hospitality space, all within a structure that carried strict heritage constraints and complex integration requirements across four storeys.

    The project sensitively reimagined the building while honouring its past. The old cell block was repurposed into a unique ground-floor home for Gaffa Gallery, while levels 1–3 were reconfigured into high-end, exclusive tenancies. A contemporary rooftop bar was added, featuring a striking glass canopy with twisted louvres and a zinc-clad balcony terrace that complements the restored heritage façade. Every design intervention was carefully planned to blend modern functionality with preserved historical details.

    Haben House in Double Bay presented a complex mixed-use development challenge. The project required delivering street-level retail, three office floors, and two amenity levels atop a 21-meter-high structure, all while ensuring structural integrity in a challenging site environment. Key issues included deep foundation works, managing groundwater with an advanced dewatering system, and coordinating multiple building uses within a compact urban footprint.

    THE SOLUTION

    SHEETH executed the project using meticulous planning and precision engineering. The structure was founded on 81 screw piles (8 meters deep) and 116 reinforced concrete CHS piles to ensure stability. A sophisticated dewatering system maintained dry conditions for basement slab pours, while bronze aluminium cladding was installed to give the building a modern, striking façade. Each of the five levels spans 280m², culminating in a rooftop garden that combines aesthetic appeal with functional outdoor space, seamlessly integrating retail, office, and amenity areas.

    Redlands required staff and student accommodation at their Jindabyne High Country Campus, with multiple building types and extensive infrastructure works. The challenge was to manage both the design and construction of interconnected and standalone structures, including civil infrastructure, while ensuring safety, functionality, and compliance with Class 1 and Class 3 building regulations.

    THE SOLUTION

    SHEETH oversaw the project from design through construction, delivering a secondary student accommodation building (Class 3) connected to an existing facility via two corridors. We also constructed a 12-tenancy staff accommodation building (Class 3) and a free-standing family home (Class 1). Comprehensive civil infrastructure was installed to support all new structures, ensuring seamless integration with the campus while meeting regulatory and operational requirements.
